Current Tenant Information

 

Due Dates: Rent is due on the first of every month.  Rent not turned in by the fifth of the month will be assessed a late charge of ten percent the total rent amount on the 6th of the month.

Emergency Contacts: In case of an emergency, Riner Rentals may be reached 24 hours a day at (540) 438-8800. Your call will be answered by someone who will then contact Riner Rentals staff.

Late Fees: Late fees are assessed on the 6th of every month. Late fees will not be waived due to failure to send, failure of rent to arrive or failed transfer of funds.

Keys
: Riner Rentals will give possession of keys to Tenants at time of move in. After that, there will be a $25 charge for each time Landlord is required to open the premises. All keys to all locks must be turned in at termination of lease or Tenant will be charged a minimum of $35 for key or lock replacement. 

House Parties/Alcohol Policy: OPEN HOUSE OR KEG PARTIES AND ABUSIVE USE OF ALCOHOL ARE STRICTLY FORBIDDEN AND UNDER NO CIRCUMSTANCES SHOULD MORE THAN 20 PEOPLE BE ON THE PREMISES AT ONE TIME. TENANTS AND TENANT'S GUESTS SHALL NOT HOLD LANDLORD LIABLE FOR INCIDENTS RESULTING FROM OR CONTRIBUTED TO BY VIOLATIONS OF THIS ITEM.

Showing of Property: Landlord or Landlord’s agent may enter the leased premises at any reasonable time to inspect, repair, maintain or improve premises or to verify that Tenant is fulfilling his/her obligation under this agreement, or to show the property to a prospective purchaser, tenant, lender or insurance agent. Landlord shall make a reasonable attempt to notify Tenant of his intent to enter the premises with a 24-hour advance notice by e-mail or phone.

Subleasing
: Tenant shall not sublet or assign lease or grant any other person any concession or license to use the premises or any part thereof without the prior written consent of Landlord, which consent shall be within the sole discretion of Landlord. There will be a $100.00 fee for each sublease secured by Riner Rentals. Any sublease will be upon forms provided by Landlord and all Subleases shall be subject to the terms, conditions and provisions of this lease.  Should Subleasee violate any of the provisions of this agreement, Landlord may remove Subleasee from the premises and Landlord shall not be liable to Tenant for any damages or payment of any kind. In the event that Landlord consents to a sublease of the premises, Tenant shall remain liable for all rent payments, damages or other fees incurred during the sublease period.

Rental Insurance: Riner Rentals strongly recommends that Tenants secure renter’s insurance before moving into any unit. LANDLORD’S INSURANCE DOES NOT COVER PERSONAL INJURY TO TENANT, HIS/HER FAMILY, AGENTS OR GUESTS NOR DOES IT COVER DAMAGE, THEFT OR LOSS OF ANY OF TENANT’S PERSONAL PROPERTY ON OR IN THE LEASED PREMISES. LANDLORD STRONGLY RECOMMENDS THAT TENANT SECURE LIABILITY AND HAZARD INSURANCE TO PROTECT AGAINST ALL OCCURRENCES. TENANT AGREES THAT EXISTING LOCKS AND LATCHES ARE SAFE AND ACCEPTABLE.

-WATER BEDS

-COMBUSTIBLE FUELS

-HALOGEN LIGHTS

-KEGS

-EXPLOSIVES

-DRUGS

 

Landlord reserves the right to terminate lease or charge Tenant $50.00 per day for each day that a pet or animal is kept in or about the premises, (regardless of who owns the animal) or for any water bed, combustible fuels, explosives or dangerous articles or things of a flammable or explosive character on the premises. 


Usage of Grills and Smokers: No charcoal cookers, smokers, grills or any flammable liquids or liquefied petroleum gas-fired stoves or similar devices shall be ignited or used on the balconies or spaces under balconies of multifamily dwellings, nor in a similar manner in any occupancy unless approved by the Fire Marshal. These devices can be used at ground level if greater than fifteen (15) feet from any structure.

Heaters and Heating Sources
: The resident will not, without the landlord’s permission, use any method for heating other than the normal methods provided. To use any other source (i.e. kerosene heaters, electric heaters or other devices) is a violation to this agreement.
